George Stevens, The Carpet Dye Guy

One point of contact

Why commercial enquiries come directly to George

George personally assesses the photographs, discusses the site and attends the agreed work. You are not passed between a salesperson, scheduler and unknown technician.

His work covers professional carpet cleaning, specialist stain treatment, colour correction, wider colour restoration and localised repair. That broader view matters when the first question is not simply “How do we clean it?” but “What is the most responsible way to keep this carpet in service?”

For a larger project, George may need a site survey or controlled testing before confirming the method. If the carpet is unsuitable, too badly worn or unlikely to justify the cost and risk, he will say so rather than presenting restoration as the answer every time.

Who we can help

Commercial carpet services for managed and occupied properties

Work is scoped to your carpets, access and operating requirements.

Hotels & hospitality

Bedrooms, corridors, reception areas and function spaces where appearance, access and realistic downtime all matter.

Letting agents & landlords

Individual properties or managed portfolios requiring cleaning, stain treatment or contained repairs between tenancies.

Offices & workplaces

Reception spaces, meeting rooms, circulation areas and high-use carpets assessed around operational access.

Care & supported settings

Occupied environments where site rules, vulnerable users, access windows and drying arrangements must be planned carefully.

Student accommodation

Multiple rooms or communal areas assessed as one defined project, without assuming every carpet needs the same treatment.

Facilities & estate teams

Reactive damage and planned carpet care across one site or several properties, quoted to an agreed scope.

What we assess

Commercial carpet problems that do not all need the same answer

A mark may be removable soiling, permanent colour loss or physical damage. Correctly identifying it prevents unsuitable repeat cleaning and helps avoid unnecessary replacement.

Bleach and chemical colour loss

Housekeeping products, sanitisers and accidental spills can remove carpet colour permanently.

Staining and contamination

Coffee, drinks, ink, oily residues and other marks need identification before treatment is selected.

Heavy traffic soiling

Entrances, stairs, corridors and shared spaces can accumulate substantial dry and oily soil.

Sun fading and uneven colour

Windows and exposed areas may fade differently from protected carpet, leaving an inconsistent appearance.

Burns and localised damage

Contained physical damage may be suitable for a donor-carpet repair rather than full replacement.

Mixed problems across a site

Cleaning, stain treatment, repair and colour work can be scoped together where the areas are suitable.

Repair or replace?

Make the decision from the real scope—not a generic saving claim

Replacement costs vary with the carpet, area, fitting and operational impact. George quotes the proposed work so it can be compared with your own replacement option.

Replacement assessment

Include the full operational cost

  • Supply, uplift, disposal and fitting
  • Furniture removal and reinstatement
  • Matching adjoining rooms or retained carpet
  • Access restrictions and lost room or floor availability

Restoration assessment

Confirm whether the existing carpet remains worth treating

  • Fibre, construction and condition suitability
  • Likely visual improvement and honest limitations
  • Treatment, testing, access and drying implications
  • A clear quotation for the agreed scope

Restoration can reduce cost and disruption on a suitable serviceable carpet, but it is not automatically the right answer. Replacement should remain an option where condition, risk or project value does not support treatment.

How it works

A commercial process built around scope and access

The planning is deliberately proportionate: photographs may be enough for a contained repair, while a larger or mixed project may require a site survey and testing.
  1. 1

    Initial brief

Send photographs, site location, the number and type of areas, the problem history and any deadline or access restriction.

  2. 2

    Assessment or site survey

George assesses likely suitability from the brief and arranges an on-site survey where the scale, testing or access requires it.

  3. 3

    Scope and quotation

The proposed services, areas, limitations, access assumptions and price are set out before work is booked.

  4. 4

    Scheduling and delivery

The visit is agreed around practical access. George confirms likely drying or return-to-use considerations for the selected treatment.

Commercial quotation

What affects the cost of the work?

Your quotation reflects the services, areas and site requirements.

Service and treatment

Cleaning, targeted stain work, colour correction, repair and wider restoration involve different materials, testing and time.

Scale and number of areas

One repair and a multi-room or multi-site project require different planning, travel and working time.

Carpet and condition

Fibre, construction, pattern, wear, contamination and previous treatment influence suitability and scope.

Access and working window

Parking, loading, security, out-of-hours access and restricted working periods can affect the quotation.

Testing and site requirements

Larger or higher-risk projects may need a survey, sample testing or additional documentation before work begins.

Travel outside Kent

Suitable South East and UK projects are considered individually, with travel and logistics included transparently in the quotation.

How pricing works

Send the initial brief and photographs. George will either prepare an initial quotation or arrange the assessment needed to define the work. Any material change found on site is discussed before the scope changes.
Discuss your project

Operational planning

The details that need agreeing before attendance

Sharing practical requirements early makes the quotation more accurate and prevents avoidable disruption on the day.

Access and security

Loading, parking, keys, escorts, restricted areas and security procedures should be identified before the appointment.

Occupied spaces

Guest, tenant, staff or resident access is considered when deciding the sequence and working window.

Utilities and ventilation

Available water, power, drainage and ventilation may affect the method, equipment and drying plan.

Site documentation

Share purchase-order, insurance, induction or contractor-document requirements before the job is confirmed.

Furniture and room preparation

The quotation should state what will be moved, what remains in place and who is responsible for resetting the area.

Handover expectations

The agreed finish, remaining limitations and return-to-use guidance are explained so the area can be managed safely afterwards.

Common questions

Questions about commercial carpet services

Straight answers about properties, coverage, out-of-hours access, multi-area quotations, downtime, insurance and repair-versus-replacement decisions.
What types of commercial property can you assess?

George welcomes enquiries from hotels, serviced accommodation, offices, managed residential property, care settings, student accommodation and other commercial premises. Suitability depends on the carpet, the problem, access, scale and the working conditions at the site.

Do you cover commercial projects outside Kent?

Kent is George’s primary service area, with no call-out charge across the county. Suitable commercial projects elsewhere in the South East and across the UK can be considered by prior agreement. Travel, access, project value and scheduling are assessed before attendance is confirmed.

Can work be scheduled outside normal business hours?

Early-morning, evening or weekend work can be discussed where it is practical and agreed in advance. Availability is not automatic, and the quotation will reflect the property’s access window, security arrangements and the work required.

Can you quote for several rooms, floors or properties together?

Yes. Send a room list, photographs and the relevant locations, or arrange a site assessment for a larger scope. George can quote the agreed work as one project where practical, with every area still assessed for condition and suitability.

How are commercial carpet projects priced?

Pricing depends on the service required, total area or number of repairs, carpet type and condition, testing, access, working hours, travel and any site-specific requirements. George provides a clear quotation for the agreed scope before work begins so you can compare it with your own replacement option where relevant.

How quickly can an area return to use?

That depends on the treatment, drying requirements, scale and site conditions. Some local repairs may have limited downtime, while cleaning or wider restoration can require a longer controlled period. George explains the expected access and drying implications before the work is scheduled, but does not promise one turnaround time for every project.

Can you treat bleach damage caused during housekeeping?

Potentially, yes. Bleach removes colour rather than leaving removable soiling, so further cleaning will not restore it. George assesses the fibre, damage and surrounding colours to decide whether precision colour correction, a repair or replacement is the responsible route.

Are you insured for commercial work?

George carries public liability insurance, and the current documentation can be supplied on request. Any additional site, contractor or procurement requirements should be shared during the enquiry so they can be considered before the visit is agreed.

Can we arrange ongoing or reactive maintenance?

George can discuss scheduled work and reactive enquiries for managed properties. The appropriate arrangement depends on likely volume, geography, response expectations and the services required, so no maintenance contract or response time is assumed until terms are agreed.

Is restoration always better than replacement?

No. Restoration may be worthwhile when the carpet remains serviceable and the problem can be treated responsibly. Replacement may be the better choice where there is widespread wear, structural failure, unsuitable fibre, extensive contamination or a poor value-to-risk balance. George’s assessment is intended to help you make that decision with the actual scope and quotation in front of you.
